Inlands Farm

The new vision for Inlands Farm is to bring forward plans for approximately 275 homes, a community hub and open green space. Unlike previous applications, this proposal is solely residential and has been carefully designed to respect the area’s character and setting, while protecting green space and maintaining the principle of non-coalescence between Swindon and Wanborough.

Context

The site lies on the eastern edge of Swindon, adjacent to the neighbourhoods of Liden and Dorcan, approximately 5km east of Swindon town centre. It is to the south of the New Eastern Villages Local Plan allocation, with Wanborough lying immediately to the east.

  • A planning application for a Science Park was submitted in 2018. It was refused and later dismissed at appeal, with concerns about the character and appearance of the area. The site has since been promoted for residential use, with the current proposals developed to address these concerns.

  • The site is flat arable land, close to the new Southern Connector Road, and within near proximity to the A419 and M4.

The Vision

A sustainable new village within the landscape, linked to the wider context of the New Eastern Villages.

  • A landscape-led approach, with open public space integrated throughout.

  • Preservation of a buffer zone along the southern and eastern edges to prevent coalescence between Swindon and Wanborough.

  • A focus on placemaking to create a strong neighbourhood identity shaped by its setting and natural features.
